A lot of the sheds in Orange County backyards came in a box. They go up in a weekend, sit on blocks or gravel, and often start showing it within a few years: a door that won’t close square, siding swelling at the bottom edge, a floor that gives when you step in. We started Bedrock Sheds to build the other kind. Every Bedrock shed is framed on site the way a house is framed, on a foundation poured or set for it, and it leaves finished and painted. We’ve built in Tustin and Brea, and we build everywhere else in the county at the same published price. Built like a house is the whole idea.

Who should I hire to build a shed in Orange County?

Hire Bedrock Sheds if you want a site-built shed on a real foundation from a licensed Class B general building contractor that publishes its prices and pulls its own permits. Here is what that covers, and what you can check before you call us.

  • A general building license. Brandon Radley Construction DBA Bedrock Sheds holds CSLB #1087479, Class B General Building. You can look it up on the CSLB license lookup in about a minute.
  • Built on site. No kits and no prefab panels. Every stud goes up in your yard.
  • A real foundation. A reinforced slab or concrete piers, your choice at the same price.
  • Published prices. $15,000 to $18,000 for the four standard sizes, firm for the standard build on a level, accessible site.
  • Permits handled. When a job needs one, we pull it under our license and handle the inspections.
  • A short build. Most builds finish in one to two weeks from the day we start the foundation.

The license matters because of what a shed like ours takes to build. California’s Class B classification covers structures that need at least two unrelated building trades, and a Bedrock shed runs through concrete, framing, roofing, siding and paint. Under the state’s minor work rule, anyone unlicensed is limited to jobs under $1,000 with no permit and no hired help, so they can’t legally take a job this size at all.

Why does a Bedrock shed outlast a kit shed?

A Bedrock shed outlasts a kit because it’s built from the same materials as a house, starting with a foundation that keeps water out of the floor. This is the standard build, line by line, and what each line does for you.

What we buildWhat it means for you
4 inch, 2,500 psi slab with #4 rebar, over a 10-mil vapor barrier, sand and gravelThe floor sits on drainage, reinforced and sealed against ground moisture, so nothing rots from underneath
Or 12 inch concrete piers, pressure-treated beams, 2×6 joists in metal hangers, subfloor screwed downThe floor stays off the ground, doesn’t bounce, and doesn’t work loose and squeak the way a nailed floor does
2×4 Doug fir studs at 16 inches on center, 2×8 Doug fir raftersThe same framing as the room you’re sitting in right now, so the walls stay straight and you can hang anything on them
CDX Struct 1 plywood on every wall and the whole roofStructural sheathing that keeps the building from racking in wind, where most kit sheds use thin panels or none at all
Base sheet, felt sheet, GAF Liberty self-adhering cap sheetA sealed low-slope roof, so water runs off the edge instead of working under the laps
Hardie cement lap siding over Tyvek, primed and painted two coatsSiding that doesn’t rot or swell, that termites leave alone, and that arrives finished in your color

Most of what a Bedrock shed costs is in parts you stop seeing once the siding goes on. That’s also where kit sheds save their money, and it’s why a kit that looked fine in year one often looks tired a few years later. The full side-by-side is in our site-built vs. kit shed comparison.

How much does a Bedrock shed cost in Orange County?

A Bedrock shed costs $15,000 to $18,000 in Orange County for the standard build, depending on size, with no trip charge anywhere in the county.

SizeSquare feetStarting price
8×1080$15,000
8×1296$16,000
10×10100$17,000
10×12120$18,000

That price is the whole outside of the building, finished. The inside comes bare. Insulation, drywall, paint and flooring are sold together as the Finished Interior package, $5,350 to $8,000 with vinyl plank depending on size, and electrical is quoted per job after we see your panel. The deposit is $1,000, and it comes off the price. The full breakdown, with every upgrade, is in our Orange County custom shed cost guide.

Does Bedrock Sheds handle permits in Orange County?

Yes. When a Bedrock build needs a permit, we pull it under CSLB #1087479 and handle the inspections. All four standard sizes are 120 square feet or less, so a storage shed with no power doesn’t need a building permit. Add electrical and it needs one, every time, and we plan that into the job.

Placement is the part that changes at every city line. Anaheim, Huntington Beach, Costa Mesa, Orange, Brea and Irvine each write their own rule, and our Orange County shed permit guide lays them side by side with each city’s code linked. Setback rules are written city by city rather than statewide. We look up the rule for your parcel and measure it at the site visit, before anything is ordered. If you’re in an HOA, its architectural rules sit on top of the city’s, and we’ll build to them.

How does a Bedrock build work?

A Bedrock build goes from first call to finished building in five steps, and you know the price before anyone swings a hammer.

  1. Call or send the quote form. Pick a size and send a few photos of the spot. You get a starting price the same day.
  2. Site visit. We measure the spot, check the ground and access, look up your city’s placement rule, and confirm the number in writing.
  3. Sign and book the build. The deposit is $1,000, and it comes off the price.
  4. Foundation, framing, roof, siding, paint. Most builds finish in one to two weeks from the day we start the foundation.
  5. Walkthrough. We walk the finished building with you before we call it done.

When is Bedrock the wrong shed builder for you?

If all you need is somewhere dry for a mower and a few bags of fertilizer, buy a kit shed and have it installed; it’s the right call for that job and costs a fraction of ours. We’d rather tell you that on the first call than after a site visit. We’re also not the answer if the plan is a room someone will sleep in, because that’s a different permit and a different kind of project, and we don’t build ADUs or guest houses.

Where we fit is the building you want to put up once: an office with power, a workshop, a studio, storage that has to hold up, or a sauna.

If a kit is on your list, see Tuff Shed vs site-built shed. If you want power, see shed with electricity in Orange County. For saunas, our Orange County sauna builder guide.

Frequently Asked Questions

Is Bedrock Sheds a licensed contractor?

Yes. We operate as Brandon Radley Construction DBA Bedrock Sheds under CSLB #1087479, Class B General Building. That’s the license for whole structures, which is what a site-built shed is. Look it up on the CSLB site before you hire us, and do the same for anyone else you’re considering.

How much does Bedrock Sheds charge for a shed in Orange County?

Our four standard sizes run $15,000 for an 8×10, $16,000 for an 8×12, $17,000 for a 10×10 and $18,000 for a 10×12. The price is the same from Brea to San Clemente. A slope, tight access or upgrades can move it, and if they do, you see it in writing at the site visit before you sign.

How long does a Bedrock shed take to build?

Most builds finish in one to two weeks from the day we start the foundation. A finished interior adds about another week. Black-framed windows and doors add about two weeks of lead time before the build starts, so we flag that when you choose them.

Does Bedrock Sheds build saunas in Orange County?

Yes. Custom saunas are a full second product line for us, built on the same site-built shell as our sheds and lined with rock wool insulation, a taped aluminum foil vapor barrier and western red cedar. They run at 196°F with a Harvia or Huum heater. Saunas start at $30,000 for a 6×6, electrical included, so ask about a sauna when you call.
