San Diego County is half of our service area. We’ve built as far down the coast as La Jolla, and we charge the same price in Escondido or Chula Vista as we do in Orange County. What changes in San Diego is the paperwork. The City of San Diego measures its permit line at the roof instead of the floor, and coastal lots can carry a second review. We check both before anything is ordered, which is a big part of why the building goes up without surprises.

Who should I hire to build a shed in San Diego County?

Hire Bedrock Sheds if you want a site-built shed on a real foundation from a licensed Class B general building contractor that knows the City of San Diego’s roof-area rule and publishes one price for the whole county.

  1. Licensed for the whole building. Brandon Radley Construction DBA Bedrock Sheds holds CSLB #1087479, Class B General Building, the classification for structures that take several trades.
  2. Framed in your yard. No kits and no prefab panels.
  3. A foundation for your lot. A reinforced slab or concrete piers at the same price, which matters on the sloped yards common across the county.
  4. Cement siding as standard. Hardie cement lap siding, which holds up to marine moisture.
  5. Local rules checked up front. We confirm whether your parcel is in the city, the county or another city, and build to that rule.
  6. One price, countywide. $15,000 to $18,000 for the four standard sizes, no trip charge.

You can confirm our license on the CSLB license lookup before you call. It’s worth doing for anyone you’re considering. A shed at this size is past what the state’s minor work rule lets an unlicensed builder take on, since that rule stops at jobs under $1,000 with no permit and no hired help.

What makes a Bedrock shed hold up near the coast?

A Bedrock shed holds up near the coast because it’s sealed at the ground, the walls and the roof with the same materials that go on houses here. Salt air and marine moisture go after the weakest layer first, so every layer is specified.

  • Foundation: a 4 inch, 2,500 psi slab with #4 rebar over a 10-mil vapor barrier, sand and gravel. Or 12 inch concrete piers with pressure-treated beams and 2×6 joists, each in a metal hanger, under a subfloor that’s screwed down so it doesn’t work loose.
  • Framing: 2×4 Doug fir studs at 16 inches on center and 2×8 Doug fir rafters, the same framing as the room you’re sitting in right now.
  • Sheathing: CDX Struct 1 plywood on every wall and the whole roof, which keeps the building from racking in the wind.
  • Roof: base sheet, felt sheet, and a GAF Liberty self-adhering cap sheet, sealed as one surface so water runs off instead of working under the laps.
  • Siding: Hardie cement lap siding over Tyvek. Wood and composite siding swell at the bottom edge and wick moisture behind the paint. Cement board doesn’t, and termites leave it alone.
  • Finish: primed and painted two coats in your color before we leave.

That’s the standard build, not an upgrade list. How it compares with a kit on skids or gravel is laid out in our site-built vs. kit shed guide.

How much does a Bedrock shed cost in San Diego?

A Bedrock shed costs $15,000 to $18,000 in San Diego County for the standard build, the same as in Orange County. The 8×10 starts at $15,000, the 8×12 at $16,000, the 10×10 at $17,000 and the 10×12 at $18,000.

That buys the finished outside of the building on the foundation you choose. The inside comes bare, and the Finished Interior package adds insulation, drywall, paint and flooring for $5,350 to $8,000 with vinyl plank, depending on size. Electrical is quoted per job after we see your panel. The deposit is $1,000, and it comes off the price. Our San Diego custom shed cost guide breaks down every line.

Does Bedrock handle the City of San Diego’s permit rules?

Yes. We check the city’s roof-area rule on every build inside city limits, and when a job needs a permit, we pull it under CSLB #1087479 and handle the inspections.

San Diego Municipal Code section 129.0203(a)(1) exempts a one-story storage shed only when the projected roof area is 120 square feet or less. On a 10×12 the floor is exactly 120, so any overhang pushes the roof past the line. We measure the roof as drawn before anything is ordered, and if it’s over, we either adjust the building or pull the permit. Unincorporated county land follows form PDS 110, which measures floor area instead.

Carlsbad, Oceanside, Chula Vista and the other cities each write their own placement rules. Setback rules are written city by city rather than statewide. We look up the rule for your parcel and measure it at the site visit, before anything is ordered. Coastal lots in the City of San Diego can also need a Coastal Development Permit, and we check that before you sign. Where we build is on our San Diego County page.

When is Bedrock the wrong shed builder for you?

If the job is storage and nothing else, a mower and some bins of holiday decorations, buy a kit shed. It costs a fraction of ours, and for that use it’s the better buy. We’ll say so on the phone before anybody drives out. We also don’t build ADUs or guest houses, so a room someone will live in is a different project.

We’re the right call for the building you only want to put up once: an office with power, a workshop, a studio, storage that has to survive coastal weather, or a sauna.

City by city permit rules are in San Diego County shed permit rules, and finished office pricing is in our San Diego office cost guide.

Frequently Asked Questions

Does Bedrock Sheds charge more in San Diego County?

No. We publish one price for both counties, with no trip charge and no distance surcharge. A 10×12 starts at $18,000 in Oceanside, Escondido or La Jolla, the same as in Tustin. Upgrades and the Finished Interior package are priced the same way.

Is Bedrock Sheds licensed to build in San Diego County?

Yes. A California contractor license covers the whole state, and ours is CSLB #1087479, Class B General Building, under Brandon Radley Construction DBA Bedrock Sheds. The business name on the license matches the name on our bids, so it’s easy to confirm.

Who pulls the permit in the City of San Diego?

We do, whenever a Bedrock build needs one, and we handle the inspections. Inside city limits the question comes up more often because the exemption is measured at the roof. Any build with power gets an electrical permit, in the city or the county.

Does Bedrock Sheds build saunas in San Diego County?

Yes. Custom saunas are a full second product line for us, built on site on the same shell as our sheds. Inside is rock wool insulation, a taped aluminum foil vapor barrier and western red cedar, with a Harvia or Huum heater, and the room runs at 196°F. Most of our saunas land between $30,000 and $40,000 for a 6×6 and $40,000 and $50,000 for an 8×8, electrical included, and larger saunas start at $50,000. Our saunas page has the full build.
