Backyard office shed cost in Orange County starts at $20,350 for a finished 8×10 and runs to $26,000 for a finished 10×12, before electrical. That is our site-built shell plus insulation, drywall, interior paint and vinyl plank flooring. Power is quoted after we see your panel, and adding it means an electrical permit, which we pull under our license.

An office is a different job from a storage shed. You’re going to sit in it eight hours a day, in August, with a laptop and a monitor running. So the question isn’t just what the building costs. It’s what the building costs once it’s a room you can work in.
How much does a backyard office shed cost in Orange County?
A finished backyard office from Bedrock costs $20,350 to $26,000 with vinyl plank flooring, or $21,100 to $27,150 with tile, depending on size. Electrical is on top of that and quoted per job.
| Size | Shell | Finished Interior, vinyl plank | Total, vinyl plank | Total, tile |
|---|---|---|---|---|
| 8×10 (80 sq ft) | $15,000 | $5,350 | $20,350 | $21,100 |
| 8×12 (96 sq ft) | $16,000 | $6,400 | $22,400 | $23,300 |
| 10×10 (100 sq ft) | $17,000 | $6,700 | $23,700 | $24,600 |
| 10×12 (120 sq ft) | $18,000 | $8,000 | $26,000 | $27,150 |
Those prices are the same in Orange County and San Diego County, with no trip charge. They’re starting prices for a level, accessible site, and we confirm the number in writing at the site visit before anything gets signed.
For a sense of the wider market, HomeGuide puts custom shed construction at $25 to $150 per square foot nationally. That range is for the shell. Once you add insulation, drywall and a floor, you’re pricing a room, and the per-foot number climbs with it. A finished 10×12 from us works out to about $217 a square foot before power.
What does the shell include?
The shell is the whole outside of the building, finished and painted, sitting on a real foundation. This is the standard spec.
- Foundation, your choice, same price. A 4 inch slab of 2,500 psi concrete with #4 rebar over a 10-mil vapor barrier, 2 inches of compacted sand and 3 inches of gravel. Or 12 inch concrete piers with pressure-treated 4×6 beams and 2×6 joists at 16 inches on center, every joist in a metal hanger, and a 3/4 inch plywood subfloor screwed down.
- Framing. 2×4 Doug fir studs at 16 inches on center, 4×4 posts, 2×8 Doug fir rafters, single pitch.
- Sheathing. 19/32 inch CDX Struct 1 plywood on the walls, 23/32 inch on the roof.
- Roof. Base sheet, felt sheet, and a GAF Liberty self-adhering cap sheet.
- Exterior. Tyvek house wrap, Hardie cement lap siding, primed and painted two coats in your color.
- Openings. One 24 by 48 inch window and one fiberglass door.
For an office, the framing line matters more than it looks. Studs at 16 inches on center are the same framing as the room you’re sitting in right now, which means drywall goes on flat and a shelf or a TV mount has something solid behind it. The full spec is on the sheds page.
What does it cost to finish the inside of a shed office?
The Finished Interior package costs $5,350 to $8,000 with vinyl plank, or $6,100 to $9,150 with tile, and it turns the bare shell into a room.
- Fiberglass batt insulation, R-15 in the walls and R-30 in the ceiling
- Drywall, 5/8 inch on the ceiling and 1/2 inch on the walls, taped to a level 4 finish
- Interior paint, primed and two coats
- Vinyl plank or tile flooring with baseboard
Bought together, those four cost $500 to $750 less than buying them one at a time. The insulation is the line that decides whether the room is usable in summer. An uninsulated box with a south-facing wall gets hot by early afternoon, and a desk fan only moves the hot air around.
Two upgrades come up a lot on office builds. A solar-powered attic fan is $1,200 at any size and pulls hot air out of the roof space without touching your electrical. A second window, or a bigger one, is quoted per job, and most people who work out there want more light than one 24 by 48 window gives them.
Does a backyard office shed need a permit in Orange County?
A storage build under 120 square feet doesn’t need a building permit. Add power, which most office builds want, and it does. We handle the permit under our license.
The exemption is written for storage. Irvine’s permits not required page describes it as one-story detached buildings “used as tool and storage sheds, or playhouses, provided the floor area does not exceed 120 square feet.” All four of our standard sizes are at or under that line.
Power is where the exemption stops. Huntington Beach’s building code, section 17.04.050, says it directly: “separate plumbing, electrical and mechanical permits will be required for the above-exempted items.” That holds wherever you are in the county, so we plan every office build with the electrical permit in the schedule from day one.
Setbacks apply either way, permit or not. Setback rules are written city by city rather than statewide. We look up the rule for your parcel and measure it at the site visit, before anything is ordered. Our Orange County shed permit guide lists what six cities publish.
How much does electrical add to a shed office?
Electrical is quoted per job, and we don’t publish a number for it. Three things move it too far: how far the trench runs from your panel to the building, whether your panel has room for another circuit, and the permit itself.
A shed 20 feet from a garage with a newer panel is a short job. A shed at the back of a deep lot, behind a pool, fed from a full 100 amp panel, is a much bigger one. We ask to see the panel at the site visit and price it from there. What you get is a trenched run in conduit from the panel to the building, with rough-in for lights and outlets, pulled and inspected under CSLB #1087479.
Which size makes sense for an office?
The 10×12 is the one most office buyers land on, and it’s the cheapest per square foot of the four. At 120 square feet it’s also the largest size that stays at the state’s storage threshold.
- 8×10. A desk, a chair, and a bookshelf. Tight for two monitors and a guest chair.
- 8×12. Room for an L-shaped desk along the long wall.
- 10×10. A square room that fits a desk and a small couch or a reading chair.
- 10×12. A desk, storage, and space to take a video call without the bookshelf in the frame.
If you work from home one day a week, the spare bedroom is free and a backyard office is a lot of money for a quiet Tuesday. The build makes sense when you’re out there every day and the house is loud.
Anything over 120 square feet is quoted per job. Past that line you need a permit no matter what’s inside, so the drawings and inspections become part of the job. More on what drives the base price is in our Orange County shed cost guide.
Building in San Diego County? The prices are the same and the permit rules are not, which our San Diego office cost guide covers. If power is the part you are planning around, see shed with electricity in Orange County, and for a workout room, our home gym shed cost guide.
Frequently Asked Questions
Can I skip the drywall to save money?
Yes. Insulation with vinyl plank over it and the studs left open is a working room, and it costs a few thousand less than the full package. Plenty of people finish the walls later once they know how they use the space. The one line we wouldn’t skip on an office is the insulation, because summer in an uninsulated building is hard to work through.
Is electrical included in the price of a shed office?
No. Every price on this page is before power. We quote electrical after seeing your panel, because trench distance and panel capacity change the job more than anything else on the build. The permit is part of that quote, and we pull it under our license.
How long does it take to build a backyard office shed?
Most builds finish in one to two weeks from the day we start the foundation. A finished interior adds about another week. Electrical runs alongside the build and is inspected before the walls get closed up. We confirm your dates in writing before work starts.
How much is the deposit?
The deposit is $1,000, and it comes off the price. It books your build after the site visit, once the number is confirmed in writing. The rest is laid out on our process page.
The short version
A finished office runs $20,350 to $27,150 depending on size and flooring, with electrical quoted after we see your panel. Power means a permit, and we pull it.
