Backyard office shed cost in San Diego County starts at $20,350 for a finished 8×10 and runs to $26,000 for a finished 10×12 with vinyl plank, before electrical. That’s our site-built shell plus insulation, drywall, paint and flooring, at the same price we charge in Orange County. Power is quoted after we see your panel.

A storage shed and an office share a foundation, a frame and a roof. After that they’re different jobs. An office needs insulation so it’s workable in a September heat wave, a finished floor you’d put a chair on, and almost always a circuit for a laptop, a monitor and a light. In the City of San Diego, it also runs into a permit rule that measures the roof instead of the floor.
How much does a backyard office shed cost in San Diego?
A finished Bedrock backyard office costs $20,350 to $26,000 with vinyl plank flooring, or $21,100 to $27,150 with tile, anywhere in San Diego County. Electrical is quoted on top.
| Size | Shell | Finished Interior, vinyl plank | Total, vinyl plank | Total, tile |
|---|---|---|---|---|
| 8×10 (80 sq ft) | $15,000 | $5,350 | $20,350 | $21,100 |
| 8×12 (96 sq ft) | $16,000 | $6,400 | $22,400 | $23,300 |
| 10×10 (100 sq ft) | $17,000 | $6,700 | $23,700 | $24,600 |
| 10×12 (120 sq ft) | $18,000 | $8,000 | $26,000 | $27,150 |
These are starting prices for a level site with reasonable access. We confirm the number in writing at the site visit, before you sign. The same table, with the Orange County permit rules, is in our Orange County office cost guide.
Why is a San Diego office the same price as Orange County?
Bedrock charges one published price in both counties, with no trip charge and no distance surcharge. A finished 10×12 in Oceanside costs what it costs in Tustin.
We’ve built in La Jolla, and the drive is our problem rather than yours. A price that moves with your zip code makes it hard to plan, so we decided against pricing by distance. What can move the number is the site itself: a slope, steps to the back yard, or ground that holds water.
What does the Finished Interior add to an office?
The Finished Interior package adds $5,350 to $8,000 with vinyl plank, or $6,100 to $9,150 with tile, and it covers the four things that turn a shell into a room you can work in.
- Fiberglass batt insulation, R-15 in the walls and R-30 in the ceiling
- Drywall, 5/8 inch on the ceiling and 1/2 inch on the walls, taped to a level 4 finish
- Interior paint, primed plus two coats
- Vinyl plank or tile with baseboard
Bought as a package, those four come in $500 to $750 under the price of buying them separately. The insulation does the most work. A bare shell in an inland yard in Escondido or El Cajon gets warm fast on a summer afternoon, and even near the coast a sunny wall heats the room by lunch. A solar-powered attic fan is $1,200 at any size and pulls heat out of the roof space without a circuit.
The shell under the interior is the same at every size: a reinforced slab or concrete piers, 2×4 Doug fir framing at 16 inches on center, CDX Struct 1 plywood on every wall and the roof, a sealed low-slope roof, and Hardie cement lap siding, primed and painted. Hardie doesn’t swell with marine moisture, which matters within a few miles of the water. The line-by-line spec is on the sheds page.
Does a backyard office shed need a permit in San Diego?
An office shed with power needs a permit in San Diego, because adding a circuit is permitted work in the city and the county alike. We permit every shed we wire, under CSLB #1087479.
The building itself can be exempt. The County of San Diego’s permit handout, form PDS 110, exempts one-story detached accessory structures used as non-habitable space, such as tool or storage sheds, provided the floor area does not exceed 120 square feet. It also notes that separate electrical permits may be required for exempted structures. The City of San Diego’s permit guide says storage sheds over 120 square feet of projected roof area need a permit, and that adding circuits needs one too.
What does the roof-area rule mean for a 10×12 office?
Inside City of San Diego limits, a 10×12 office can cross the 120 square foot line before you add anything, because the city measures the roof and the roof overhangs the walls.
Most of California, and the County of San Diego, count floor area. The city counts projected roof area. A 10×12 floor is exactly 120 square feet, and any overhang puts the roof over it. For a storage shed that can change the permit answer. For an office it usually doesn’t change much, because the circuit was already taking you to a permit. We measure the roof as drawn before anything is ordered and tell you which way it lands. More on the city rule, and on coastal review near the water, is in our San Diego shed cost guide.
Setback rules are written city by city rather than statewide. We look up the rule for your parcel and measure it at the site visit, before anything is ordered.
How much does electrical add to a shed office in San Diego?
Electrical is quoted per job, because the trench length, the room left in your panel and the permit move the cost too much to publish one number.
A shed close to the house with a newer panel is a short job. A shed at the far end of a canyon lot fed from a full older panel is a long one. We look at the panel during the site visit and price it there. The work is a trenched run in conduit from the panel to the building with rough-in for lights and outlets, inspected before the walls are closed up.
Every city rule in the county, side by side, is in San Diego County shed permit rules.
Frequently Asked Questions
Which size works best as an office?
Most office buyers pick the 10×12, which is also the cheapest per square foot of our four sizes. It fits a desk, storage and a background for video calls that isn’t a bookshelf. The 8×10 works for one desk and one chair. If you only work from home once a week, a spare bedroom is a lot cheaper.
Does a coastal lot change anything?
Sometimes. In the City of San Diego’s Coastal Overlay Zone, a lot close to a bluff or between the sea and the first public road can need coastal review even for a small building. We check your parcel’s coastal status before anything is ordered, so you know before you sign.
How much is the deposit?
The deposit is $1,000, and it comes off the price. You pay it once the site visit is done and the number is in writing.
How long does an office build take?
Most builds finish in one to two weeks from the day we start the foundation, and a finished interior adds about another week. The electrical rough-in gets inspected along the way. You get dates in writing before we start.
The short version
A finished backyard office in San Diego County costs $20,350 to $27,150 depending on size and flooring, the same as Orange County, with electrical quoted after we see the panel. In the City of San Diego the permit line is measured at the roof, and a wired office gets a permit either way.
